1. Working out your budget

· Work out the cost of moving such as solicitors, stamp duty, etc.

2. What kind of property do you require?

· What are your requirements, wants?
· Consider what area works best for you.
· Are you prepared to do any work?
· How long will you live there for?

3. Instruct a solicitor

· Instruct a solicitor before viewing to put you in the best position.
· Compare local conveyancers.
· Seek advice and recommendations from family and friends.
· Don’t buy on price alone, a good conveyancer is worth their weight in gold.

4. Viewings

· Think of questions beforehand, are the sellers buying on? Why are they moving to?
· Don’t view too many properties at once, they will all blend into one.
· Try and get all the decision makers there the first time to avoid missing out.

5. Making an offer

· Once a price has been agreed the agent will send a memorandum of sale.

6. Sales agreed, what’s next?

· Make an appointment with a mortgage adviser to submit paperwork and pay for the survey.
· Arrange with a conveyancer to carry out searches and raise inquiries.
· Survey takes place.

7. Exchange of contracts

· The contract is signed by both parties & the deposit is transferred from buyer to seller.
· The completion date is set by mutual consent.
· Once everything is satisfactory and mortgage offer is issued, you are ready to exchange contracts.

8. Completion

· The remainder of the balance is transferred, once it has been received by the seller’s solicitor you are the proud owner of a new house.

Choosing a good estate agent isn’t an easy task due to the fact that there are over 18,000 estate agents in the UK, 62 in the average postcode, and all of them claim to be the best. So how can you choose? There is a list of checks you can do before hiring one. If you do well your homework, you will find the right agent.

1. Local or national agents?

Local area expertise is very important. Good knowledge of the area allows the agents to negotiate better prices. However, homeowners of unusual or expensive properties might prefer going with an agency with national coverage.

2. Number of properties listed

Check how many homes they have sold in your area. An agent who is successful in selling properties in your area will be able to provide you with an accurate valuation and estimation of how long it will take to sell. In addition, they will already have a good database with potential buyers.

3. How do the estate agents work?

You can obtain some information by visiting their website. Look at their properties section and check if they use professional photography and good descriptions. Then, read all the information about their services. Usually, they have different packages, so make sure you understand what is included in every package and what is not. 4. Fees

Most people consider this a key factor when choosing an estate agent, but performance is also important. For example, if the fee of the first one is 1.3% on a £350,000 property, you are paying £4,550. Let’s say that the second one charges you 1.6% but sells the property for £370,000. You would be paying £5,920 but getting £20,000 more.

As well as getting the best price, for some people, time is very important. It’s important to know how many weeks on average it takes to sell a similar property to yours in the same area.

5. Realistic valuations

Property agents tend to give very optimistic valuations only to convince sellers to hire their services and later they reduce that price until the property is sold. Getting a more precise valuation will prevent price drops that might affect the final selling price.
