How to sell your property super fast

How to sell your property super fast

When someone decides to sell a property, he wants the sale of that house to be very fast. But how can you sell a property quickly, safely and profitably?

Selling your property has a negative stigma for being stressful and time-consuming. Why are we so confident your experience with us will be so positive? When talking to clients about selling their house, they can often be apprehensive and worried about a process is often seen as being a tedious pain where the estate agent is trying to drag the sale out to suit their own needs instead of doing what is best for the client.

Sell your property quickly, safely and profitably

Here at Love Your Postcode™ we pride ourselves in providing a service that breaks the stigma of selling your house and our reviews definitely agree with this approach. So what makes selling property with Love Your Postcode™ so easy? In this blog I’m going to talk through a couple of the things we do:

Firstly, we want to make sure the property selling process is completely safe for you. Before booking a viewing of your house, we ask the prospective buyer a wide range of questions. We see this process as incredibly important to book a viewing. We know the last thing you want is random strangers wandering around your home who don’t have a real intention to buy your property.

We also don’t want situations where viewing is booked for a property that is unsuitable for the buyer, and so wasting their time, our time and your time as the seller. The last thing you want to hear after spending the time to clean your house for the viewing is that this person wasn’t suitable for the property anyway.

Secondly, we are one of the fastest estate agents, at getting properties live and upon the market. This was even a particularly busy week for us with many properties due to go live that following day, but we still got the client’s and all the other properties live that day, perfectly in time for all the views over the bank holiday weekend.

We also have a couple of ways to make selling your home a flexible process. As shown in the pricing section of our website, we actually offer two different ways for you to sell your house.

Estate agents which take lazy photos with their smartphone aren’t unheard of and we totally disagree with this approach. Those estate agents are often more focused on trying to cut corners just to get a for sale board outside of the house for advertising, so they will go to minimal effort to take and edit the photos so you end up stuck on the market.

Love Your Postcode™ will take the time and effort necessary to get top quality images of your home, which properly feature the best attributes that will get it sold as soon as possible. Interested to see some of this photography? Feel through to flick through our property catalog. The better the photography, the more people through your doors for viewing, the better the price you’ll get for your home.

Along with having the highest quality photography, you as the vendor want the best advertising possible to get as many eyes on your property as possible. Well, at Love Your Postcode™ we feature your property for free as part of our traditional package, a service most other estate agents will ask for another fee on top for.

What does featuring on Rightmove do? The featured properties are those which appear above all others regardless of whether the user has their search ordered by price or relevance. And then on top of that, we also have your property on our website, Zoopla, in the paper, in our windows, on sales boards and more.

If an agent isn’t marketing your property properly and getting it viewed, the quality of things like their photography and customer service is useless as no one knows your house is even on the market.

At Love Your Postcode™ we bring together the best physical and digital advertising to get interested proceedable buyers through your door.

How to choose the right estate agent & sell fast

How to choose the right estate agent

Choosing a good estate agent isn’t an easy task due to the fact that there are over 18,000 estate agents in the UK, 62 in the average postcode, and all of them claim to be the best. So how can you choose? There is a list of checks you can do before hiring one. If you do well your homework, you will find the right agent.

1. Local or national agents?

Local area expertise is very important. Good knowledge of the area allows the agents to negotiate better prices. However, homeowners of unusual or expensive properties might prefer going with an agency with national coverage.

2. Number of properties listed

Check how many homes they have sold in your area. An agent who is successful in selling properties in your area will be able to provide you with an accurate valuation and estimation of how long it will take to sell. In addition, they will already have a good database with potential buyers.

3. How do the estate agents work?

You can obtain some information by visiting their website. Look at their properties section and check if they use professional photography and good descriptions. Then, read all the information about their services. Usually, they have different packages, so make sure you understand what is included in every package and what is not. Some might not include professional photography or accompanied block viewings.

4. Fees

Most people consider this a key factor when choosing an estate agent, but performance is also important. You may think that you are saving money by hiring an estate agent who charges you a small fee, but if there is another who charges you a higher fee but achieves a better price for the property, you will be getting more money.

For example, if the fee of the first one is 1.3% on a £350,000 property, you are paying £4,550. Let’s say that the second one charges you 1.6% but sells the property for £370,000. You would be paying £5,920 but getting £20,000 more.

As well as getting the best price, for some people, time is very important. It’s important to know how many weeks on average it takes to sell a similar property to yours in the same area.

5. Realistic valuations

Property agents tend to give very optimistic valuations only to convince sellers to hire their services and later they reduce that price until the property is sold. Getting a more precise valuation will prevent price drops that might affect the final selling price. Getting some information about their percentage of asking prices achieved would be ideal, but if not, go at least with those who have experience in your area and impress you with the quality of their service.

6. Methods to market your property

Professional estate agents use a variety of property portals. Ask if your home will be featured on the main ones: Rightmove, Zoopla and Primelocation.

It’s also essential to know if they use other traditional ways of promoting properties, such as local newspapers or magazines.

Because 98% of all property searches are now made online, that is where you need to be. Traditional estate agents can do the job, but in our experience, they’re a little bit tired, not strategic and unable to use the latest technology to the same degree as our property specialists. Love Your Postcode offer the best of both the traditional and online model.

We’ve listened, acted and simplified the whole process, which is often perceived as something more complicated than it really is. If you appoint us as your estate agent, we will promote your property for you on the leading property portals (as mentioned above) including Rightmove, Zoopla and Prime Location.

In fact, due to our unrivaled marketing power, we will ensure that your property sits on page one in a featured Rightmove box, allowing it to have more attention than any other property in your area.

7. How well are they reviewed?

Common sense, but still really key to deciding if an estate agent is for you. On a review site like Trustpilot, companies like Love Your Postcode are given a one-word rating for having their average score being above a certain threshold; in our case, we have been given the rating “Excellent”, the highest ranking obtainable. As well as looking at the company rating, it’s worth looking at individual reviews and getting a real feel for exactly what the pros and cons are from actual clients.

8. Are they members of an accredited independent ombudsman service?

The Property Ombudsman, The Ombudsman Service and the Property Redress Scheme are government-approved organizations which aim to provide better consumer protection for home buyers and sellers. Estate agents registered to one of them are required to uphold a certain code of practice which includes additional protection for the consumer beyond that required by law.
